A wool Axminster that has survived eighty years in a Victorian terrace can be ruined in eighty minutes. Not by a stain, and not by wear, but by a well-meaning clean that puts too much water, too much alkali and too much heat into a carpet that was never engineered to take any of them. Across Greater London we still find original and mid-century Axminster in Georgian townhouses in Bloomsbury, Edwardian semis in Ealing, and Victorian terraces from Walthamstow to Wandsworth. These carpets are woven, wool-rich and backed with natural fibre, and that combination behaves nothing like the polypropylene tufted broadloom fitted in a new-build flat. Understanding why is the whole difference between a carpet that comes up glowing and one that pulls itself off the gripper rods in the corners.
Why an Axminster Behaves Nothing Like Modern Tufted Carpet
The word Axminster describes a weaving method, not a brand. In a woven Axminster the pile tufts are inserted during the weaving process and locked in place by the warp and weft threads, rather than being needle-punched into a primary backing and glued down with synthetic latex. There is usually no secondary backing, no adhesive layer and nothing waterproof anywhere in the structure.
The jute is the real risk
Traditional Axminster is woven with cotton and jute in the ground weave, and jute is the fibre that causes most shrinkage callbacks. Jute is cellulosic and hygroscopic. Wet it and the fibres swell across their width and contract along their length. As the carpet dries, that contraction becomes permanent dimensional change, which is why a fitted Axminster that has been over-wet often shows a two or three centimetre gap along the skirting or a lifted, tented seam through the middle of a room.
Jute has a second unpleasant habit. Its lignin content dissolves in alkaline water and wicks upward as the carpet dries, depositing a yellow-brown haze on the tips of a pale pile. This cellulosic browning is not a stain in the pile at all, which is why aggressive spotting makes it worse rather than better.
Wool shrinks by a different mechanism entirely
The pile has its own problem. Wool fibres are covered in overlapping cuticle scales that ratchet in one direction. Add moisture, mechanical agitation and heat together and those scales interlock irreversibly. That is felting, the same process used deliberately to make felt, and it is not reversible by stretching, blocking or reweaving. Felting shows up as a matted, dense, slightly hardened patch that no amount of grooming will restore.
So there are two separate shrinkage risks running at once – dimensional contraction in the backing and felting in the pile – and they respond to different controls. Backing shrinkage is governed by how much water goes in and how fast it comes out. Felting is governed by agitation, temperature and pH.
Read the Building Before You Read the Carpet

Suspended timber floors
Most Victorian and Edwardian ground floors in London sit on suspended timber joists over a ventilated void, fed by air bricks in the external wall. Gaps between the floorboards mean any excess moisture in the carpet is in direct communication with cold, often damp air beneath. In July that void helps. In February it can hold the underside of the carpet below dew point for hours, so the surface feels dry while the backing is still saturated and quietly contracting.
Solid floors and historic underlay
Basement and lower ground floors in older terraces frequently have solid floors laid without a damp-proof membrane. Combine that with a hair felt or rubber crumb underlay from the 1960s and you have a reservoir that will keep feeding moisture into the Axminster backing long after the extraction has finished. Lifting a corner near an external wall and checking the underlay before you commit to a method takes two minutes and prevents an argument three days later.
The Pre-Clean Inspection That Prevents Callbacks
Before any solution touches the carpet, work through the fixed points. Confirm the construction by parting the pile and examining the back where possible, since a wool-rich woven Axminster and a wool tufted carpet look almost identical from above. Check whether the carpet is fitted to gripper, loose-laid or stuck down. A loose-laid Axminster square that shrinks slightly can often be re-stretched or blocked; a fitted carpet that shrinks will strip off the gripper pins and require refitting.
Test colourfastness in an inconspicuous area with a white cotton towel and the exact solution you intend to use, allowing a full sixty seconds of dwell rather than a token dab. Older Axminster designs often carry deep reds, indigos and greens that were never engineered for modern wet cleaning, and border patterns put a bleeding dye directly against a cream ground. Check the perimeter for previous movement as well, because a carpet that has already shrunk once has less tolerance for a second wetting and will part company with the gripper far sooner. Record the moisture content of the subfloor with a pinless meter, note existing dimensional issues along the perimeter, and photograph any distorted seams so that pre-existing movement is not attributed to your visit.
Chemistry Is What Actually Protects the Fibre
Wool is amphoteric and protein-based, and it tolerates a much narrower pH band than synthetic pile. Work between roughly pH 4.5 and pH 8.0. Above pH 9 the keratin begins to hydrolyse, the fibre yellows, dye migration becomes far more likely and the wool loses tensile strength permanently. Strongly alkaline traffic lane cleaners and general-purpose prespray, which are entirely appropriate on a nylon office carpet, have no place on an Axminster.
Solution temperature deserves the same discipline. Keep it under about 50°C. High heat accelerates dye bleed, drives alkalinity harder and works alongside agitation to promote felting. Cooler solution with a longer dwell achieves the same soil suspension without the risk.
London water is working against you
Most of Greater London is supplied with hard water drawn from the chalk aquifer and the Thames catchment, typically in the region of 250 to 300 parts per million as calcium carbonate. Hard water raises the working pH of a diluted solution, reduces detergent efficiency and leaves alkaline mineral residue in the pile that attracts soil and dulls the wool within weeks. An acidic rinse at around pH 5 neutralises residual alkalinity, brings the fibre back to its natural condition and simultaneously suppresses cellulosic browning from the jute. On a wool Axminster in London, the rinse is not optional.
Choosing a Method for the Carpet in Front of You
Dry compound cleaning uses a moist absorbent carrier brushed into the pile and vacuumed out. It introduces almost no free water, which makes it the safest option for a carpet with known dimensional instability, a saturated underlay or a winter drying window. It will not restore a heavily soiled traffic lane on its own, so it works best as maintenance between deeper cleans, or as the only sensible answer in a ground floor flat where the void beneath the boards is already damp.
Encapsulation with a wool-safe polymer sits in the middle. A light application, gentle agitation with a soft-bristle counter-rotating brush rather than a rotary machine, and a thorough vacuum the following day handles moderate soiling with a fraction of the moisture load of extraction. Rotary bonnet work should be avoided outright on woven wool, because it combines the two conditions that cause felting.
Controlled hot water extraction remains the most thorough option and is entirely usable on Axminster, provided it is controlled. That means a wool-safe prespray at moderate pH, a soft brush or grooming rake to distribute it, restrained solution flow, and at least two dry vacuum passes for every wet pass. Finish on an acidic rinse. The aim is a carpet that is damp to the back of the hand, not one that dimples underfoot.
Stairs, Borders and Fitted Edges
Staircases in period houses concentrate every risk. A stair runner or fully fitted Axminster on a return staircase has short spans, tight nosings and often original rods or clips holding it. Water runs downhill, pooling in the back of each tread and in the angle against the riser, and those are exactly the points where the jute weave is under tension. Work stairs with markedly less solution than the landing, extract from the riser downward, and place an air mover at the foot of the flight so the whole stairwell moves air rather than only the treads you can see.
Drying Is Part of the Method, Not the Clean-Up
Opening the sash windows is not a drying strategy in a London winter. Period properties with lime plaster, single glazing and cold external walls hold humidity readily, and a carpet drying into saturated indoor air is a carpet drying slowly. The target is under eight hours, and the reliable route is a closed-loop approach – windows shut, a low grain refrigerant dehumidifier running, and air movers positioned to sweep laterally across the pile rather than blast one spot. Groom the pile with a carpet rake before the fibres set so the tufts dry standing upright, and keep foot traffic off until the backing, not just the tips, reads dry.
Knowing When Not to Clean It At All
Some carpets should not be wet cleaned by a general contractor. Genuinely antique Axminster, pre-1900 handwoven pieces, carpets with visible warp damage, previously shrunk carpets already under tension on the gripper, and anything with a documented conservation interest in a listed building all warrant a textile conservator or a specialist rug plant with a controlled washing facility. Recognising those cases is a professional skill in its own right, and it is considerably cheaper than replacing something irreplaceable.
Between professional visits, the single most useful thing any owner of a period property can do is vacuum thoroughly with the beater bar raised or switched off, deal with spills by blotting rather than rubbing, and resist the domestic carpet washer that puts far more water into a jute-backed weave than it will ever take back out.
